A return to the Australian Dream

Local developer Blueways Group sees power in outer suburban land sales. As an increasing number of companies shift to a permanent remote work capacity, local property developer Blueways Group has reported a steady uptake in land sales across its outer Melbourne projects — experiencing a 254 per cent increase in land sales at its Pavilion project year on year — as buyers flock to affordable and desirable living in the suburbs.

Blueways Group Development Director, Andrew Wyatt, said that in spite of the COVID-19 pandemic there has been a consistent stream of enquiries for land in their estates across suburbs such as Cranbourne, Donnybrook and Clyde, in what he likens to the return of the ‘Australian Dream’ — now further spurred on by the recently announced HomeBuilder grant, boosting confidence in many purchasers.
“Despite the current economic uncertainty, June sales were up 254 per cent compared to June 2019 at Pavilion in Clyde, with sales doubling the deals sealed in the month prior in May. In the city’s north, we have seen enquiries triple in June at our Platform site in Donnybrook, with sales also on track to be double that of May.”

With many now experiencing a drastic reduction in commute time — combined with a desire for extra space — a result of the ongoing COVID-19 pandemic, the leading developer has witnessed purchasers seeking the benefits of low density, neighbourhood living away from the bustling CBD and inner city.
“As we continue to spend the majority of our time at home, we are seeing a deeper appreciation for time and space. The location of all our land estates has been strategically selected to ensure easy access to freeways and public transport, as well as local amenities and essential services.

“For many, even if they do need to commute to the city for work a few times a week, they see it as a small price to pay if it means they can live in a spacious home that caters to all their needs,” said Andrew.
When it comes to space specifically, Andrew believes it isn’t just having extra room that is appealing to purchasers, rather, many are looking for flexible floorplans that allow them to shift their living style as needed.

“Purchasers are appreciative of a home design that offers flexibility, as this means they can easily adapt this space into a home office in times such as now.”
Also available are limited townhomes designed by leading industry pacesetters DKO Architecture, offering a rare opportunity to live in an architecturally designed residence of quality and design not often available in Melbourne’s outer suburban estates.

“Across our current land estates, Platform, Pavilion and the now complete EAST, we have created a townhome offering that is adaptable and effortlessly stylish. Perfect for those purchasers who want a low maintenance home, but appreciate some extra space and highly considered design and finishes in the suburbs at an exceptionally affordable price point.

“We feel these really reflect lifestyle trends and again, accommodate that flexibility to transform spaces for different uses, such as working from home,” said Andrew.
Dedicated to providing invaluable support to buyers, Blueways Group has a strong focus on fostering community, of the belief that by future-proofing projects they can offer a fulfilling lifestyle with convenience, strong connectivity and walkability.
Undoubtedly successful in their quest, the group’s most recent project — the sold-out EAST in Cranbourne — is home to 392 residences and 41 townhouses, all of which have easy access to retail, hospitality, education, transport, and recreation in the local area.

“Buyers are expecting more than just a property these days, with a growing emphasis on the value of community, even pre-pandemic. We live in such a fast-paced society and so many of us are completely immersed in our own digital worlds that people are now craving human interaction away from their screens, opting to invest in community living.

“Further, EAST has shown us that buyers are discerning, placing value and consideration into not only home design but the wider estate – specifically the amenity and infrastructure we build”, said Andrew.
Responsible for some of Australia’s largest residential communities, Blueways Group boasts an enviable schedule of projects, which will house 4,500 dwellings and over 17,000 people by 2028.

Underpinning the company’s growing portfolio — with new land projects to launch in late 2020 — is the mantra that good design and well-planned suburbs should not be the privilege of a few, rather, an opportunity at every price point.
